Delivering 218,000 square feet of high-efficiency industrial space on a fast-track schedule, Miller Construction Company has completed Transal Logistics Center in Doral for Gibson Development Partners.

The two-building complex at 8301-8303 NW 27th Street provides next-generation warehouse/ distribution space for international trade operations, with 30-foot ceilings, 54- by 50-foot column spacing, ESFR fire sprinklers, and T-5 lighting with motion sensors. 

The previously undeveloped site and aggressive schedule presented Miller’s crews with a range of challenges.

“Launching construction of the project during rainy season on the tight site in the busy Airport/Doral commercial area required extensive land development, including de-mucking the property, plus relocating oak trees and power lines,” according to Miller Senior Vice President Brian Sudduth. “Tying into utilities called for precise coordination to minimize impact on surrounding businesses.”

Designed by RLC Architects of Boca Raton, the reinforced concrete and tilt-wall buildings wrap around a secure 180-foot truck court that provides easy maneuverability, with dock-high loading for the center’s 69 bays. Exterior treatments unusual for South Florida industrial space reflect Transal Logistics Center’s quality approach, including decorative spandrel panels that create a backdrop for high-visibility signage. Bay sizes start at 8,910 square feet and units will range in size from 17,280 to 110,000 square feet, and Fairchild Partners of Coral Gables is handling leasing. Once the elevated 25th Street Viaduct sky bridge is completed, Transal Logistics Center’s immediate access to the roadway will give tenants an express route for cargo freight trucks entering and exiting Miami International Airport. Nearby on NW 87th Avenue and NW 21st Terrace, Miller Construction Company is building Gateway Plaza at Doral, an 84,000-square-foot office, retail and restaurant center nearing completion.  The design/build and construction services firm recently completed more than 423,900 square feet of industrial space in two buildings at Flagler Station in the Airport West submarket.
